What’s Inspected During A Home Inspection

The purpose of a home inspection is to assess the condition of the residence at the time of the inspection using visual observations, simple tools and normal homeowner operational controls; and to report deficiencies of specific systems and components in accordance with the Standards of Practice issued by the Washington State Department of Licensing.

So, this means that a home inspection is an objective visual examination of the physical structure and systems of a home, from the roof to the foundation.

Commercial Inspections

Quantum Inspection offers commercial building evaluations in Spokane, Coeur d’Alene and the surrounding region. Our building inspection offers a thorough review of the building’s structure and its components to aid in your purchase decision. The commercial inspection report is intended to provide good value at a reduced fee. With this type of building inspection, our scope of work is similar to the ASTM E2018 Property Condition Assessment (PCA) but does not include our opinion of probable capital expenditures (reserves) or investigation of compliance with the local authorities. It does include a complete visual building inspection of the accessible portions of the building as well as the site. The commercial building evaluation report is a narrative style and include a description of the components, a discussion of their condition, and identification of deficiencies and deferred maintenance issues. Of course, our services can be customized in accordance with our client’s needs.

Inspection Pricing

Inspection fees are based on factors such as the age and size of the home as well as the location.  Fees below are for the house only.  There is an additional charge for older homes, detached shops, barns or outbuildings and also a small fee for homes outside of the Spokane/Coeur d’Alene metro areas.

0 – 1000 sq ft = $400

1001-2500 sq ft = $420

2501-4000 sq ft = $430

4001-4500 sq ft = $440

4501-5000 sq ft = $460

5001-5500 sq ft = $480

Call for pricing on homes larger than 5500 sq ft

Radon Testing is an additional $120.00 with an inspection, $160.00 as a stand-alone service.
Structural Pest Inspection (Termite) is $100.00 with an inspection, $160.00 as a stand-alone service.
